Inspect Crawl Space for Moisture and Pests

Crawl spaces are out of sight and out of mind — until you discover rot, mold, or a pest infestation that has spread into your floor structure. Inspect once a year in spring after winter moisture season. Wear a respirator (N95 minimum), knee pads, a Tyvek suit, gloves, and use a bright headlamp. What to look for: Moisture — look for standing water, wet soil, condensation on pipes, or white efflorescence (mineral deposits) on concrete walls. A moisture meter reading above 19% on wood joists indicates a problem. Vapor barrier — the plastic sheeting should cover the entire soil floor without gaps or tears; overlap seams by 12 inches. Repair any tears with contractor tape. Mold — fuzzy growth on joists or subfloor needs professional remediation; do not disturb suspected mold. Wood rot — probe floor joists with a screwdriver; if the tip sinks in more than 1/4 inch with light pressure, the wood is rotted and needs replacement. Pests — look for rodent droppings, chewed insulation, termite mud tubes (pencil-thin brown tubes running up foundation walls), or ant galleries. Insulation — faced batt insulation should be attached to the joists with the vapor barrier facing up; fallen or wet insulation loses all R-value. Vents — make sure crawl space vents are unobstructed in summer and sealed in winter. If you find any significant moisture, mold, or pest evidence, call a specialist before the problem spreads to the living area.
