Inspect Roof

From the ground using binoculars, look for: curling, cracking, or missing shingles; sagging areas; dark stains (algae/moss); and granules in gutters (sign of shingle wear). Also check flashing around chimneys, vents, and skylights. Inside your attic after a rain, check for water stains or wet insulation. One missed damaged area can allow water infiltration, leading to $10,000+ in damage. Have a roofer inspect every 3 years.
